Changes

Anything that is different from the original agreement or an alteration from the blueprints that your new house was priced from is considered a change. We go to great lengths to minimize the need for change orders. During the design process, we listen carefully until we understand your vision for your new home. Each construction detail is communicated in writing on the plan and in the construction documents. We do not start construction until everyone understands the details of the contract and plans and signs off on them.


However, it is not uncommon for a new homeowner to want to add or change something after construction has started…a different paint color, floor covering, light fixture, toilet or appliance. You may learn of a new item that’s become available while your home’s being built. You may see something during a site visit that wasn’t visualized during design. Some changes may be required by the building inspector and must be made before your project can continue. To assure your ultimate satisfaction and to reduce the chance for misinterpretation, we require that all requests for changes be made in writing.


Change Order Form

Even one small change can disrupt the flow of work, and a series of small changes will most certainly affect the construction schedule. Every change, no matter how small, will add time to the home-building process. The amount of time will be determined by how many changes you make and how extensive they are. Because our scheduling is important and because we are committed to delivering your home at our agreed-upon closing date, we do have cut-offs for making certain changes to your home. We are unable to make any changes to the basic construction of your home after the contract is final. We are not able to make any rough-in type changes after framing has begun, and we are unable to make any changes after sheetrock has begun.


Changes can be expensive. Picking out a different paint color or carpet color that costs the same may not add anything unless it has already been ordered or installed. Other items can potentially be costly in both time and money. There are many hours of behind-the-scenes administration and on-site coordination to ensure that a change gets implemented. Payment of 60%-100% of the total cost of changes is required to be paid for upfront. Please come to your design appointment prepared to take care of your overages.
